We undertake all viewings on your behalf. We do this so that we can answer specific questions that tenants ask.
An EPC is valid for 10 years and must be in place before we allow a tenant to live in your property .

We recommend that you produce an inventory to avoid any dispute at the end of the tenancy. It is there to protect you and your tenant. We will be more than happy to provide this service for you.
We are very thorough with our tenant profiling. The application procedure is as follows:

TENANT CREDIT HISTORY - This will tell us about any bad credit history, CCJ's or Bankruptcy.

PREVIOUS LANDLORD REFERENCES - We will collect a reference from the previous landlord
GUARANTOR – A Guarantor will be used to secure the tenancy in some instances e.g. the tenant does not pass the rental calculation or we have not been able to secure references.
RIGHT TO RENT check to ensure that tenants meet new HM Customs requirements.
We use credit referencing companies to carry out checks on the tenant. In the event that the tenant does not pass, the Guarantor effectively underwrites the agreement to ensure that the rent will be paid. The Guarantor will also be credit checked.
A tenancy runs until it is ended by a tenant, or a landlord, through agreed surrender of the property, a notice being served, or eviction carried out. Tenants within a fixed-term can only end the tenancy during that time if their tenancy agreement says so. This will depend upon the agreed notice period.
