It is one of the first questions every landlord asks us, and the honest answer is that it depends on the property and the tenant it will attract.
City-centre and Roundhay apartments let to relocating professionals, often on corporate contracts, and they expect to arrive with a suitcase. A well-furnished apartment in good condition can command a premium and lets faster.
Family houses in Alwoodley, Adel and Harrogate are different. Tenants moving with children usually have their own furniture and prefer unfurnished, or part-furnished with white goods and curtains only.
Whatever you choose, quality matters more than quantity. A few good pieces photograph well and survive several tenancies; a house full of worn furniture creates inventory disputes and maintenance calls.
If you are unsure, ask us for a furnished and an unfurnished figure at your valuation. We will tell you which we would choose, and why.
