We visit every property before we put a figure on it. A valuation over the phone is a guess; a valuation in your kitchen is a plan. Here is how to make the most of the visit.
First, have your paperwork to hand: gas safety certificate, EPC, electrical report (EICR) and, if the property is leasehold, the lease. These affect both the rent and how quickly we can go to market.
Second, think about furnishing. Executive tenants in North Leeds are split roughly evenly between furnished and unfurnished, and the right choice depends on the property and the likely tenant. We will give you an honest view.
Third, be candid about the condition. Small jobs, such as a fresh coat of paint, resealing a shower or replacing a tired carpet, often return several times their cost in rent and reduce void periods.
Finally, tell us your goals. Maximum rent, minimum hassle, a long-term tenant, or a property that will eventually be sold: each points to a different strategy, and our recommendation will follow yours.
