Your viewing checklist: twelve things to look for

Twenty minutes in a property is not long. Here is what our team checks on every viewing, so you can leave knowing whether it is the one.

Viewings go quickly, and it is easy to come away remembering the kitchen and forgetting to check the water pressure. We accompany every viewing, so ask us anything, but this is the list our own team runs through.

Outside: parking and whether it is allocated; the state of the roof, gutters and fences; and how quiet the street is at the time you would normally be home.

Inside: run the taps and shower; open and close windows; look at the boiler and ask when it was last serviced; check for damp around windows and in bathrooms; count the sockets in the living room and bedrooms; and test your phone signal.

Practical: which bills are included, the council tax band, the EPC rating, whether the property is furnished, and the earliest move-in date. All of these are on our property pages, and we will confirm them on the day.

If it feels right, tell us straight away. In North Leeds the good ones rarely wait until the weekend.
